The devkit is a rental, you will have to return it. With the previous devkit though, you could get a discount on new hardware. Profitable, perhaps, but "lucrative"? I think by now everything else is a rounding error compared to iPhone + iOS app store. -
What you get for $1500 -- MacBook Air versus MacBook Pro versus iPad Pro
External SSDs are fast enough, certainly on Thunderbolt 3. So don't go for the 1 TB storage option, definitely take the RAM upgrade to 16 GB.

Multicore less than 1% better despite much higher clock, and Metal score lower. I wouldn't call this huge gains.

This fixed an annoying issue for me: screenshots of Safari which I would immediately edit in the popup (crop and/or annotate), would lose all those edits when saving to Photos. Didn't happen for anything other than Safari screenshots, not even in-app browsers. Very strange, almost looked like a feature. But hey, fixed now!
