As I read it from other sources it appears Apple is totally aware that its presence in shopping malls increases foot traffic, and draws a demographic consistent with Apple’s brand (that is to say people with money). Apple is trying to monetize the added value its stores bring to retail shopping centers. It promotes the idea that the mall owners and retail clients make more money than they would without an Apple store. I see nothing greedy about that at all. Claims of “greedy Apple” are vapid and just sour grapes from those who dislike the company in general.
The reality is a bit different than the picture you try to paint.  Apples customers are highly unlikely to spend money elsewhere in a mall.   This could easily be seen back when long lines where in place to deliver iPhones, people spent zero time with the rest of the businesses in the mall.

The fact is Apple has become very greedy, it isn’t sour grapes but rather a rational observation by people that understand the industry.

Heck, Apple should just go buy their own mall in Tel Aviv....
What a fun idea this is.

Can you imagine walking through an entire Mall that's all Apple stores.

    Strolling down the main hallway:

    The iPhone X Store.
    The iPhone XR Store.
    The Apps Store.
    The iPod shuffle store.

The Genius Bar can be in the Food Court.  Hey maybe with an actual "Bar".  Heh heh.

    Thanks for the fun visual....

I have to say, this is just more of Apple looking greedy. Apple is making a ton of money and doing that at the expense of everyone else. If Apple wanted to rent or build someplace, I'd do a 50% markup Apple Tax to Apple.
Just FYI, the goal of a for-profit business is to.... turn a profit.  Giving your landlord more rent than is necessary is not consistent with that goal.

By your analogy, the next time you're due for a raise at work you should decline it so as to not seem "greedy."  Plus it's obvious you're already paid enough to make ends meet.
I e actually tried turning down some raises from companies I worked for. I told them I made enough and if they wanted to add to my compensation they they could give me more vacation time. They never took me up on that offer.
