It is called a “4 wall licensing Agreement” the producer rents out the theatre for a set number of days and screenings and they keep all admission revenue if any. The theatre keeps all concession revenue, covers it’s overhead and makes a profit based on its fee. These have been common since the 1970s and are used by independent producer’s to get their pictures on screen where Exhibition is unwilling to book this product under conventional terms because they doubt they will make any money playing the films because of limited appeal and lacking substantial advertising and marketing support.

Studebaker invented the Automatic transmission in the 50s and every competitor wanted to license it immediately but Sales refused so the the other companies hired Borg-Warner to re-engineer the device to avoid the patents. Studebaker was gone by the end of 1963. That is why it is called disruptive. The weak and shortsighted fall by the wayside.
