How is it clear that the demand is real? Because Apple restricted preorders to just 2 at the same time they started taking orders? How could Apple even vaguely know demand would be high at that point?
Chances are as others have implied is that they want to increase the chance that iPads are bought by bonafide end users not the equivalent of ticket scalpers looking to resell them on eBay. If there is going to a shortage, Apple wants to maximize what what will hopefully be good word of mouth so those unable to get them at launch will consider it worth the wait.
And you really can't compare the iPad to the iPhone because Apple has a much more vested interest in making sure the iPhone is going to a real customer: the money they get from AT&T for each iPhone contract. Apple is missing out on money on every U.S.-sold iPhone that doesn't end up on AT&T's network.

It's not that they "know" per se, it's that they make educated estimations based on polling, 'net activity, buzz, etc. Apple probably has a team of people who research these very kinds of decisions. While Apple and Jobs aren't always right, they have a relatively successful track record of making sound, if not risky, business decisions.
Of course, everybody and his brother on the internet can have an opinion about Apple or Jobs, but the ones who really mean something are those who actually have something to risk, people who talk with their money, people willing to invest in Apple based on that opinion. While it clearly doesn't ensure a specific outcome, it's a good sign for Apple that their stocks are going up right now with all the iPad news and such. Apparently all the articles from the Techheads saying how unsuccessful the iPad will be was not enough to sway investors away.
No, the only thing that is high right now is the pre order hype. The fact that people were saying yesterday the Apple Store would be crashing and right now its blazing fast I would say the demand is rather low.
Not many are going to pre order something that they haven't even seen.
I'm torn! I want to buy something nice for myself, but I don't know if I'll make real use of the ipad.

If you haven't used an iPod touch, you don't know what you're missing. I love mine. But if you need a hands-on demo, get to a store next month. Usually, there's more than enough stock in stores even when the pre-orders make it look like there's a scarcity of product.

You are not everyone, therefore assuming everyone thinks and acts the same way would be ill advised.
So it just occurs to me that before I pick up my iPad I need to stop by my local VZ wireless store for a nice new MiFi 2200.
Then I have all the benefits of the 3G version, with none of the AT&T issues.
Verizon MiFi has many inherent issues compared to the 3G enabled iPad., like device cost, data cost, lower 3G speeds, and capped data usage.
Of course, if you don't have AT&T in your area none of those are matter. Plus, VZ MiFi does have capabilities that the iPad doesn't, like sharing up to 5 WiFi-enabled devices.
So it just occurs to me that before I pick up my iPad I need to stop by my local VZ wireless store for a nice new MiFi 2200.
Then I have all the benefits of the 3G version, with none of the AT&T issues.
Too expensive for the offerings. I'll wait (probably too damn long) for ATT to make good on their (2+ year long) promise of tethering if I need 3G. I haven't found a couch outside of Wifi range yet. If I NEED to check something with 3G the iPhone still works.
By the way - does anyone but me think the "notched" iPad looks ugly? Reminds me of discounted / discontinued records in the clearance bin. If anyone remembers what a "record" is.
Plus 130.00 for a 7 dollar 3G antenna is (kind of) steep. Rather spend the money for more memory on my WiFi only iPad (Austin Powers Voice - "64 gigs baby - YAH").
Good but nowhere near enough to crash a store like Apple. That is what... only 7/second. Even a single server can handle that. You know they have load balancing implemented. They know what the load was from iPhone and they probably have more than double that capacity in reserve for today's release.
Only two per customer ... wow, I don't think Apple will be able to survive all the negative publicity about that. Especially here. Better sell that stock now boys and gals. It's downhill from here on out because Apple will only sell two per customer.

I worked in retail for a while, and our basic strategy was "have things on the shelves so people can give us money for them."
What you describe is "Sales" -- do what ever it takes to make it easy to buy the product.
